What makes it a modern farmhouse — and what each feature costs

The style is defined by a handful of exterior moves. Each one has a price, and together they explain why two 2,400 sq ft houses can be $40,000 apart.

Steep gables and a complex roofline

The signature look is a steep main gable (10:12 and up) with one or two crossing gables, a shed-roofed porch and often a metal accent roof. Board-and-batten siding

Vertical board-and-batten in fiber cement or engineered wood is the farmhouse cladding, and it runs modestly above lap siding because of the extra trim pieces and labor. Modern farmhouses use larger and more numerous windows than most styles — often floor-to-ceiling in the living space and a full wall of them on the back porch. Window packages are one of the biggest line items that scale with the style rather than the square footage, and a black-exterior aluminum-clad package can run well above a standard vinyl package of the same size.

The porch

A wrap-around or deep front porch is not optional in this style. Budget it deliberately; porches have a way of growing on the plan.

Ten-foot ceilings and open plans

Vaulted or 10-foot ceilings in the main living space are standard in the style. They raise framing, drywall and painting costs and bump HVAC sizing. Underneath the gables, most modern farmhouse plans are rectangles with a side-load garage — efficient to frame. Modern farmhouse vs. farmhouse vs. barndominium

Three names that get used interchangeably and shouldn't be:

  • Farmhouse (traditional): the same forms with warmer materials — lap siding, white or wood windows, a simpler roofline. Usually a few percent cheaper than its modern cousin because the window and roofing packages are more conventional.
  • Modern farmhouse: what this guide prices — board-and-batten, black windows, metal roof accents, bigger glass.
  • Barndominium: a steel-framed shell with the living space built out inside it. The living area prices at the same engine rate; the difference is the shop.
